MORhomes
MORhomes is a unique and innovative borrowing vehicle for the UK social housing sector. It prides itself on speed, able to price in as little as just 4 weeks, with drawdown even if not fully secured up-front. Its only business financial covenant is security cover, with no covenants on interest cover, liquidity, gearing or margins and no restrictions on mergers. Its shares are owned by over 60 major not-for-profit UK housing associations – borrowers become shareholders. Raising finance on bond markets and lending on to housing associations, we have now on-lent over £0.5bn.

Quantum Advisory
Quantum Advisory assists housing associations with their pension and employee benefit arrangements. We design, maintain and review pension schemes to ensure they are operating effectively. We provide advice on standalone pension schemes as well as multi-employer schemes such as SHPS, LGPS and Group Personal Defined Contribution Pension arrangements.
Our team of experts have helped many housing associations reduce the cost of, or completely exit, their LGPS or other pension arrangements and establish alternative benefit packages for employees. Any benefit changes need to be communicated to employees clearly so they are understood. We assist employers by drafting employee consultation documents, providing statements with employee specific pension projections illustrating how the changes impact them, delivering group employee presentations backed up with one-to-one employee sessions.
We also help employers set up salary exchange arrangements for employee pension contributions where significant national insurance savings can be enjoyed by both housing associations and their employees. This is even more relevant now with employer national insurance contributions increasing from April.
We take pride in having a really close relationship with our clients and encourage them to use as little or as much of our expertise as they feel is needed.

This year we were delighted to gain our certification as a B Corporation (B Corp), demonstrating that TIAA meets high standards of social and environmental performance.

Trace Solutions
Few companies understand service charges better than Trace Solutions. Founded in 1974, Trace’s software powers many of the UK’s largest property management organisations. Trace remains a leading innovator in the property sector.
In recent years many Housing Associations have also come to rely on Trace’s BlueBox software, a ’best of breed’ service charge system of immense power. Social housing users include Peabody, Thirteen Group, Together and PA Housing.
BlueBox integrates easily with existing housing systems to provide sophisticated service charge functionality, maximising the recovery of costs, providing personalised outputs for tenants, and liberating staff from the dreaded service charge spreadsheets.
